DigiFab, Apparel Cos. Grab L.A. Real Estate

Two Los Angeles apparel companies have purchased a vacant building in Commerce, Calif., for an undisclosed sum, according to real estate firm Cushman & Wakefield.

The property, a 327,000-square-foot building at 4940 Triggs St., became available when previous tenant, logistics company Gilbert West, moved to Chino, Calif., with parent company P+O NedLloyd.

The Commerce property was sold to Triggs Real Estate Holdings LLC and H E & E Triggs LLC, the limited liability companies for two separate apparel companies. Cushman brokers declined to name the brands the companies distribute.

“Due to tremendous demand, the supply of industrial buildings for sale in the Central Los Angeles submarket is virtually nonexistent,” said Dwight Hotchkiss, who along with Steve Marcussen represented the buyers in the transaction.

Hotchkiss said the lack of available land has hampered new construction in the Los Angeles basin.

The seller was The Magellan Group, which owns and manages a $300 million portfolio of industrial and self-storage assets in Southern California.

In another transaction, Los Angeles–based printing systems and software provider DigiFab Systems is moving from the California Market Center to a new 30,000-square-foot headquarters and manufacturing facility at 5015 Pacific Blvd.

The company manufactures pre- and post-press digital-printing equipment, CAD-RIP software, and pretreated textiles.
