Primrose Bows in Fashion District

A new showroom complex for contemporary apparel has opened in the Los Angeles Fashion District.

The Primrose Design Building, located at 833 S. Spring St., features showroom spaces from 1,000 to 6,000 square feet. Alternative Apparel and Free People are among the first tenants.

Developer Marc Sonnenthal is targeting contemporary apparel and accessories companies for tenants.

“It’s a boutique building for cool high-end tenants,” he said. “We are positioning it a bit like The New Mart building. The atmosphere is good and clean.”

The historic building used to be a dancing club called the City Club when it was built in the mid-1920s. A neon “Dancing” sign still fronts the building.

About half—or 15,000 square feet—of the building space is available for lease. Sonnenthal spent about 15 months renovating the building, which features Spanish and Italian influences, polished concrete floors, glass corridors, brushed stainless-steel elevators, and a tiled lobby. Parking is available underground, and two street lots flank the building.

“As soon as I walked into the building, I thought it would be a good accompaniment to The New Mart and the Fashion District,” he said. “I feel confident people will fall in love when these see the interiors. It’s a good product for the time.”
