Apparel, Textile Properties Sell Near L.A. Fashion District

The Broadway corridor just south of the Los Angeles Fashion District continues to buzz with activity. Three apparel and textile companies recently closed property deals valued at $3.6 million, according to Los Angeles– based real estate broker Grubb & Ellis.

The area, just south of Washington Boulevard and north of Martin Luther King Boulevard, is popular for its small warehouse and manufacturing space. A number of textile and apparel importers, dyers and printers and sewing equipment resellers have taken space there over the years.

Recent transactions include a lease by garment manufacturer Technovix Inc., which took a 58,320-square-foot building at 2600 S. Broadway. The company, which is leasing property from Guess? Inc., moved from a 13,000-square-foot facility nearby.

Apparel importer Prince Co. Inc. bought a 9,275-square-foot building at 2300 S. Broadway for $1.15 million. El Financiero International Inc. sold the property.

In another transaction, James Yoon, a general merchandise importer, purchased a 15,570-square-foot building at 2330 S. Broadway for $1.5 million. Yoon, who purchased the building from Anaheim, Calif.–based Crown Edition Inc., relocated from a smaller building in the South Bay. —Robert McAllister
