Creative Space Opens Near Fashion District

The building at 915 S. Mateo St. in downtown Los Angeles, which was once an aging former apparel manufacturing space, is now a state-of-the-art office/design facility aimed at the apparel industry.

The project, called simply 915 S. Mateo, recently opened with 39 creative space suites ranging from 800 to 1,600 square feet. The units are being marketed as spec space to allow more flexibility for tenants.

Rents are offered from $1.25 to $2 per square foot. The building was constructed in 1923 and features an art gallery, 10- to 13-foot ceilings, central air and heating, sandblasted concrete corridors, 5,000-pound capacity freight elevators, mosaic-tiled bathrooms, and 24-hour indoor and outdoor security, along with computerized key-card access.

Award-winning Santa Monica, Calif.–based architects Pugh & Scarpa oversaw design of the renovation. Real estate executive Seth A. Polen and a group of investors developed the project. At one point, the building served as a distribution facility for Sears, Roebuck & Co. and later became manufacturing space for garment contractors and companies.

Polen has many connections with the entertainment industry and is also targeting those companies as tenants.

“We want an eclectic synergy of tenancy in Mateo. We just don’t say, ’Here are the keys, take the space,’” Polen said.
